Rental Rights

The Rental Rights license from Microsoft permits organizations, as part of their businesses, to rent, lease, or loan PCs with licensed, qualifying versions of Windows desktop operating systems and/or Microsoft Office to third parties. Examples of these organizations include Internet cafés, hotels and airport kiosks, business service centers, and office equipment leasing companies.

Rental Rights modify the use rights of the underlying Windows or Microsoft Office licenses to allow renting or leasing of the software, which is generally prohibited under the standard license terms for those products. Rental Rights are user rights only and do not replace the underlying Windows or Microsoft Office product licenses.

Effective February 1, 2016, Rental Rights are no longer paid licenses available through Microsoft Volume Licensing. Instead, Rental Rights are now permitted under an updated Agreement for Leasing or Renting certain Microsoft Software Products (PDF, 510 KB). Qualifying applications and limitations are listed below.

Qualifying applications for Rental Rights: Office and Windows

Qualifying applications are limited to certain applications that are acquired through specific Microsoft programs. The qualifying applications (referred to individually as “Qualifying Application”) by program type are:

  • Use of Rental Rights for Windows Enterprise is strictly prohibited.
  • Rental Rights are limited to commercial-use PCs.
  • Rental Rights cannot be used with products installed on servers or other devices that support multiple users.
